Facilities Service Manager Needed!
Front Street Management Group seeking a highly experienced Facilities Manager to maintain the building and associated equipment maintenance programs for the “Ayers Building” containing 145,000 sq. ft. of commercial space as well as related UF owned property surrounding this location. This candidate must have at least 7 years of related maintenance experience, own tools, reliable transportation and a valid driver’s license. Experience servicing cooled chiller systems is required.
Position Description: Manages routine and preventive maintenance, special maintenance projects, construction projects and safety and code-compliance and life/safety inspections of the facilities. Manages the daily activities of facility maintenance, custodial and nursery/landscape contractors, and construction projects within the building. Contacts and consults with engineers, architects and contractors, and advises division management on questions relating to mechanical, electrical and plumbing details, planning and construction of buildings, additions, new equipment and/or repair and renovation projects.
Contracts for services not available within division resources for equipment and building repairs and modifications as requirements are determined. Maintains current files of contractor’s prices and specialties. Seeks quotes and bids as required and determined by job price, size, complexity or urgency, within department and division guidelines.
Determines specifications and prepares requests for bids and quotations for purchases of major equipment, materials and services. Directs purchasing of all repair parts, tools, equipment and supplies required for the maintenance, health and sanitation of buildings, shops and grounds. Determines needs and maintains a supply of spare parts for emergency repairs to vital equipment. Coordinates applicable purchases through the Director of Property Management.
Participates in preparation of the annual maintenance budget. Projects future equipment replacement needs based on projected wear and tear and usual equipment life span. Evaluates and reviews space needs in division facilities and leased facilities.
Participates in the development of the division capital improvement plan, establishes priorities for repair, remodeling and new construction under the plan, and oversees project completion.
Prepares correspondence relating to mechanical, electrical and plumbing equipment, maintenance and repair of buildings, vehicles, shop equipment and grounds. Maintains detailed computerized maintenance and repair records on all mechanical, electrical and plumbing equipment covered under the preventive maintenance program. Reviews maintenance and repair reports, safety inspection reports and other related correspondence. Provides weekly computerized preventive maintenance reports to the Director.
Maintains current files on all construction projects, equipment specifications, manufacturer’s parts lists on owned and leased equipment.
Continually studies new methods and reviews current products and procedures to maintain expertise in diverse areas of the maintenance field.
Maintains custody of all master and spare keys to the Ayers buildings. Has duplicate keys made, issued and collected, and keeps records of all such keys.
Responsible and accountable for managing budget/dollars/resources of any assigned programs in an efficient and accountable manner.
Responsible for ensuring that assigned program areas have operational procedures and processes which result in accountability and compliance with division and department policies and procedures.
Performs other related duties as required by supervisor.
