Average Apartment Sizes Increasing

The average size of an apartment is increasing throughout the country.

The average size of an apartment is increasing across the U.S. The average unit size in the U.S. was 908 square feet in 2024, according to RentCafe. This is up from 904 square feet in 2023 and 891 square feet in 2022. However, this is the largest yearly uptick, besides the aforementioned one, in the past 10 years of traditional unit size decreases that started in 2015 at 930 square feet.

Studios witnessed the largest size increase at 13 additional square feet in 2024 to 457 square feet. Three-bedroom units saw a decrease in unit size of 15 square feet, and the share of three-bedroom units built declined 10 basis points—two-bedroom units increased their share of the market in 2024 by 80 basis points.

Sun Belt markets are home to the largest new apartment units with Tallahassee and Gainesville, Fla., numbers one and two. Baton Rouge, La.; Knoxville, Tenn.; and Marietta, Ga., were also in the top five. Coastal, urban markets were among the smallest new apartments, with the Pacific Northwest of Seattle and Portland, Ore., the only two under 700 square feet. Areas of New York City, California and large Midwestern cities were also among the markets with the smallest new apartments.

While San Francisco, Cleveland and Queens in New York were among the smallest average units in 2024, they were ranked second through fourth, respectively, in most 10-year net square footage increases. Marietta was first.
